Project Management

Project Management Services

Successful construction projects rely on far more than drawings and specifications. They require structure, leadership, and constant oversight to ensure that every decision, detail, and dependency is aligned. At Dan Page Architectural Services, project management is offered as a fully integrated service, designed to give clients confidence that their project is being handled professionally, efficiently, and with complete transparency from start to finish.

We take responsibility for guiding your project through each phase of the construction process, acting as a single, reliable point of contact. This reduces complexity, streamlines communication, and ensures that nothing is overlooked. From the earliest planning stages through to final completion, our role is to anticipate challenges, coordinate the right people, and maintain control over programme, cost, and quality.

At the outset, we establish a clear framework for the project. This involves defining the scope, setting realistic timelines, and advising on procurement routes that best suit your objectives. Early stage decisions are critical, and a structured approach at this point helps avoid costly delays and uncertainty later on. By aligning expectations from the beginning, we create a solid foundation for the build.

As the project moves into delivery, we manage the interaction between all consultants, contractors, and suppliers involved. Construction projects often suffer from fragmented communication, which can lead to errors, delays, and budget overruns. Our role is to ensure that information flows clearly between all parties, that responsibilities are understood, and that progress is continuously monitored against agreed targets.

Programme management is central to what we do. We develop and maintain detailed project timelines, tracking progress against key milestones and addressing issues before they escalate. When challenges arise, as they inevitably do in construction, we respond proactively, identifying solutions that keep the project moving forward without compromising on quality.

Financial control is another critical aspect of our service. We monitor costs throughout the build, reviewing variations and ensuring that expenditure remains aligned with the agreed budget. By maintaining visibility over financial performance, we help clients make informed decisions and avoid unexpected cost increases.

Quality is never left to chance. Through regular site visits and ongoing oversight, we ensure that construction work is carried out in accordance with the design intent, technical standards, and regulatory requirements. Attention to detail at this stage is essential to achieving a finished result that meets both functional and aesthetic expectations.

Our background in architectural design brings an additional layer of value to project management. We understand not only how buildings are constructed, but also the importance of preserving design integrity throughout the process. This allows us to bridge the gap between concept and construction, ensuring that the original vision is delivered in the built outcome.

We work with homeowners, developers and commercial clients across a wide range of project types, from residential extensions and new builds to more complex multi-unit and commercial developments. Regardless of scale, the approach remains the same: structured, proactive, and focused on achieving the best possible result.

Ultimately, our aim is to remove uncertainty from the construction process. By providing clear leadership, consistent communication, and rigorous oversight, we allow you to focus on the bigger picture while we manage the detail. The result is a smoother, more predictable build process and a completed project that meets your expectations.

Contract Administration (RIBA Domestic & JCT Contracts)

Alongside project management, we offer formal contract administration services under both the RIBA Domestic Building Contract and the JCT Building Contract. This service provides a structured and legally recognised framework for managing the construction phase, helping to protect all parties and ensure that contractual obligations are properly fulfilled.

Acting as Contract Administrator, we take on an impartial role defined within the terms of the contract. Our responsibility is to administer the agreement fairly, ensuring that both client and contractor adhere to the conditions set out at the outset.

We manage the formal aspects of the construction process, including issuing instructions, certifying payments, and assessing variations. Each stage of the build is carefully documented, creating a clear audit trail that supports transparency and reduces the potential for disputes.

Valuations are carried out at agreed intervals to assess the value of work completed on site. Based on this, we issue interim certificates, ensuring that payments are made accurately and in accordance with the contract. This provides reassurance to both client and contractor that financial matters are being handled professionally and consistently.

Where changes to the project arise, we assess and administer variations in line with the contract provisions. This ensures that any adjustments to scope, cost, or programme are properly evaluated and agreed before being implemented, maintaining control over the project as it evolves.

We also monitor progress against the contractual programme and address delays where necessary. If extensions of time are required, these are assessed and issued in accordance with the contract, ensuring that decisions are made fairly and with proper justification.

At completion, we oversee the certification process, including practical completion and the management of any defects liability period. This ensures that outstanding issues are resolved and that the project is formally concluded in line with contractual requirements.

A Structured, Professional Approach

Combining project management with contract administration provides a robust framework for delivering construction projects. While project management focuses on coordination, performance, and delivery, contract administration ensures that the legal and procedural aspects are handled correctly and impartially. This dual approach reduces risk, improves clarity, and provides clients with confidence that their project is being managed to a professional standard at every level.
